Every day, as a mortgage
broker, I learn from my mistakes. I'm not perfect and I don't
know it all. But, because I learn from every loan, I know that
in the future I will close more loans and make more money. Every
file closed is a lesson learned, and it is the reason why I invented these
mortgage worksheets.
Don't waste hours setting an appointment, filling out a
1003 application, collecting documents, running it through DO/LP automated
underwriting, etc. and go nowhere! Here's what I
do...I simply take
out one of my Pre-Qualification worksheets (refinance or purchase), spend some
time on the phone with the customer asking specific questions, and within a few
minutes I know whether this is a done deal or not. I never even have to
meet with the customer if I don't want to!
On the initial call, I know for certain if there are any
potential pitfalls that could kill the whole deal or if this is a firm go-ahead.
If the customer passes my "test"...then I fill out a whole
application (over the phone, by the way) and fill out one of my Processing
Guideline
sheets for my processor, Nancy. Then I hand the file over to her, fully
"packaged" up by me, and never look at the file again. She
closes the file, and doesn't have to ask me a million simple questions regarding
the loan.
We have a golden rule in my office, once I hand over a
file...my processor HAS TO KEEP IT and is NOT allowed to give it
back to me. That way, I can focus my time on bringing in new business
and making more money. This helps for steady paychecks and eliminate the
ups and downs of the mortgage business. It's a win-win situation. Good rule, eh?! :-)

For example, we do not lock a rate until after we collect all of the

The core of the Sink or Swim Loan Closing System ®
are the: purchase and refinance pre-qualification
loan pricing worksheets and the purchase and refinance processing
guideline worksheets. The rest of the system (the other worksheets listed
below) are components which further streamline the process.
The two Pre-Qualification
mortgage worksheets (refinance and purchase) enable you
to gather very specific and detailed information from the customer, you
will need in order to sell and price the loan out accordingly with many
different investors and lenders. (This information isn't found on the 1003 or a typical loan
application). Anyone who has been in the industry knows that there is a lot of information you must know UPFRONT in order to
price a loan out accurately--things such as how much debt they are consolidating,
any cash
out needed, what are they escrowing in terms of taxed and insurance, property type, how many floors (if condo),
etc.
I have written down all these
determining factors and loan scenarios and
have organized it into a pricing system that ends most deal
killers upfront. Also, I use my worksheets as a rapport building tool and to stop those
one-track-minded "rate-shopper" customers COLD. The sheets have
been very helpful to me when trying to uncover exactly what the customer's true
"secret" motivations and hot buttons are...exactly why they are doing
the transaction.
The eight Processing
Guideline worksheets
(four pages for refinance
and four pages for purchase) enable you to package up a loan, hand it over
to a processor and never look at the loan file again. It covers all the
information that processors need to know to in order process a loan, but isn't
known without constantly asking the loan officer--and the loan officer
having to remember it!!! (I have a horrible memory, by the way. And with the
amount of volume I do, I wouldn't even want to try!)
The Processing Guideline
sheets answers things like...is the customer
escrowing both taxes and insurance, are they willing to bring money to the
table, will they be available within the next 30 days in order to close the loan
within the rate lock period, etc. These are things that can potentially
destroy a deal. My processor and I learned the hard way and every time we
hit a bump in the road, we wrote it down--vowing never to let it happen again!

We all know, that there are many things that need to take place in order to close a
loan successfully. Some steps need to happen BEFORE other steps.
While there are steps that can happen concurrently with each other. My system
organizes what needs to get done and when, in a straightforward step-by-step
manner,
putting steps that take a long time to complete ahead of shorter-term steps that
can be completed while the longer-term steps are underway. This way, the

I've also organized things to minimize the amount of upfront,
out-of-pocket money, that will be spent on a customer. (For example, we do
not order title work on a property, UNTIL the signed loan documentation is received
back from the customer and the loan is a definite go-ahead). Customers
must always pay for their appraisal and credit reports upfront and with a

money on a worthless customer that will never make it to the closing table?

is a brief list of things which could hold-up your commission or even
potentially kill the whole deal. Nancy and I always make sure
we check these (and my loan closing system helps us to remember to do each
and every one!):

Not having a copy of the
appraisers license in the file.
-
Wrong middle name, or
missing initial. Not having Jr. or Sr. listed on the name, if
applicable (this holds up your title work/mortgage recording and could
blow the expiration on your interest rate lock).

Attorney not being on the
lender's list of approved closing agents (another big no-no, how would
you like to tell the customer that you have to use a different closing
attorney and this time he's more expensive!)
-
Not knowing about or
forgetting to subordinate a second lien on the property such as a
second mortgage or home equity line of credit "HELOC". This
will hold-up your loan for a good 2-3 weeks, maybe longer!

Forgetting to separate out
the escrow information from the mortgage payment on the credit report,
and accidentally "double-debting" the borrower, making their
debt-to-income "DTI" ratios way out- of- line and
disqualifying the loan (uh-oh!).

Not remembering to add an
extra mortgage payment to your pay-off amount to cover any interest
remaining on the loan (this helps give you a more accurate pay-off
amount and make the figures on your Good Faith Estimate "GFE"
much more exact).
Do you remember to do these
things on every loan? There is simply too much to
remember. Don't leave your commission to

We all know that every loan situation is unique and many types
of problems can arise on the journey from first contact with the customer up

This used to happen to me, I lost money and had angry customers breathing down

worse than having to backtrack and tell a borrower that you goofed up and can't
do the deal. I absolutely hate that feeling! And that's one
